Quorum is the minimum number of members required to officially call a General or Special Meeting to order.
The quorum is based on owners of good standing, so the number of owners who are delinquent
for over 3 months will not be included in the calculation of the quorum count.
A minimum of 40% of non-delinquent owners or their proxies needs to be present within 30
minutes of the scheduled time for the meeting to be called to order.
If the quorum is not met within 30 minutes of the scheduled time then the meeting will be rescheduled to the same day in the next week at the same place and time or to another place which the Chairman shall appoint.
However, if the quorum is still not met at the rescheduled meeting within 30 minutes of the appointed time, then the quorum will be comprised of owners of good standing or their proxies who are in attendance and the meeting will be called to order.
It is important to attend all meetings when possible so that you can exercise your right to participate in community decisions.
A refundable deposit of $5,000 is required. Renter will be required to pay the cost of cleaning and additional security if necessary.
Rental of the facility involves
1. Complete rental agreement form and agree to terms.
2. Pay rental amount for the period.
3. Get a permit from the Police prior to the event and leave a copy of said permit at the property office
The Keys will then be handed over by Management
The clubhouse will remain open during the follwing hours;
Weekdays 6pm-9pm Saturday 10am- 8pm Sunday 10am- 6pm
The pool and gym are open 7 days a week between 6:00am and 10:00pm.

No, the equipments are to be operated by staff members of the Association.
The office should be advised of the name(s) of your employee(s) who will need a form of identification to initially enter the property. The security may not ask for identification when they can readily identify persons.

Maintenance fees are used to pay for 24/7 security of the community, to build and maintain community facilities used for the enjoyment of all residents, maintenance and beautification all green areas, pay for contractors and support staff to maintain and manage our community.
Yes, definitely. The maintenance fee is for the upkeep of the shared facilities regardless of the occupancy of any individual home.
